This Housekeeping Service Agreement sets forth the duties and responsibilites between the Owner and Housekeeper, for the Vacation Rental Property known as "Kern River Vacation Rentals".

Duties and Responsibilities
Reservations
Housekeeper will receive and check e-mails daily for notifications and check the Website at kernriverrentals.cooprentals.com for reservation details, status, and availability.
Owner is not responsible for notifying and providing reservation details unless prior arrangements have been made with Housekeeper.
Check-in
Guests will call the Housekeeper on the arrival date to check-in.
Housekeeper will give guests keys and/or combinations to access property on the arrival date. Housekeeper will not give out keys or access codes prior to the arrival date or make any promises for earlier check-in times, unless property has been vacated, cleaned and is ready for check-in before 3pm.
Owner is not responsible to check-in guests unless prior arrangements have been made with Housekeeper.
Check-out
Housekeeper will inform Guests when and where to leave the keys and ensure the property is vacated on the check-out date. Housekeeper will not make any promises for late check-out times after 11am unless no Guests are arriving on the same date.
Owner is not responsible to check-out guests unless prior arrangements have been made with Housekeeper.
Phone Calls
Housekeeper will answer calls from guests during their stay, handle Maintenance Requests, and report any unresolved issues to the Owner.
Owner will resolve any escalated issues from Guests.
Inspections
Housekeeper will thoroughly inspect inside and around property no later than 5 days after check-out or before next check-in, whichever comes first, including, and not limited to, any faulty equipment, low batteries, water and propane levels, and missing and/or damaged items that are due for repairs caused by normal operation, wear and tear and/or by guests.
Owner is not responsible for inspections unless other arrangements have been made with Housekeeper.
Cleaning
Housekeeper will thoroughly clean inside property no later than 5 days after check-out or before next check-in, whichever comes first, including, and not limited to, washing, scrubbing, mopping, vacuuming, dusting, sanitizing and deodorizing all rooms, closets, drawers, cabinets, countertops, tables, chairs, decor, ceiling fans, windows, baseboards, lights, fixtures, curtains, blinds, mirrors, floors, stairs, furniture, appliances, dishes, and silverware. Property should be free of all pests, dust, hair, grime, trash, litter, cobwebs, dirt, and debris.
Owner is not responsible for cleaning unless other arrangements have been made with Housekeeper.
Laundry
Housekeeper will replace used linens with clean fresh linens after each check-out. Housekeeper will wash and dry linens on-site during housekeeping or provide off-site laundry service. Housekeeper will clearly label and not use linens at any other property or for any other purpose. Housekeeper will account for linens and replace linens of equal value, at own expense, if misplaced and not reported missing by Guests.
Owner will provide the linens and quantities below on the Inventory Check-list and reimburse Housekeeper for actual time it takes for on-site laundry or off-site laundry service billable at $2.50 per load.

Housekeeper will inventory, re-order and/or re-stock Guest supplies, as needed, listed below on the Supply Check-list. Housekeeper will provide cleaning supplies, at own expense, to clean property. Housekeeper will check batteries, fragrances, and light bulbs monthly and replace as needed.
Owner will provide supplies and reimburse Housekeeper for all expenses for supplies used by Guests.

Security
Housekeeper will securely fasten and lock all gates, doors, closets, and windows and change combination to locks after each check-out and before leaving property.
Owner will provide padlocks, combination locks, and keys to secure property and supplies.
Pest control
Housekeeper will secure and cover trash cans, set out traps and spray pesticides inside and around property while property is vacant for two or more weeks to prevent insect and rodent infestations.
Owner will provide or reimburse Housekeeper for expenses.
Energy conservation
Housekeeper will turn off all air conditioning units, heaters, electrical devices and lights and set water heater and refrigerator to lowest setting while property is vacant for extended periods of time at least two or more weeks before next check-in. Turn off all faucets, check for leaks, and report any problems to Owner immediately.
Inventory
Housekeeper will keep track and inventory items such as furniture, decorations, linens, pillows, towels, wash, cloths, silverware, dishware, appliances, devices and equipment.
Reporting
Housekeeper will report the condition of property within 5 days after check-out and inform Owner of any additional cleaning charges, service calls, expenses, and/or repairs required.
Expenses
Housekeeper will be reimbursed for materials and supplies used by guests, service calls, and any additional services, other than cleaning, at Owner's expense.
Management
Housekeeper will manage travel time, labor and resources efficiently in order to avoid costly mistakes and duplication of effort. Housekeeper will not bill for poor management of time resulting in extra time and duplication of effort to perform duties and responsibilities.
Billing
Housekeeper will send itemized invoices and receipts within 10 days after date of service.
Owner will pay invoices within 10 days after receipt of invoice.
Refunds
Housekeeper will not bill for cleaning fees that result in refunds and cancellations due to unsatisfactory, uncleanliness and unsanitary conditions.
Terms
The Housekeeper or Owner may cancel this agreement at any time for any reason. Upon termination of this agreement, Housekeeper will return all keys and items in possession to property immediately.
Owner will be responsibile for any outstanding balance owed to Housekeeper minus the cost of any missing items not returned by the Housekeeper.
Service Calls
Housekeeper will order repairs and maintenance from authorized vendors.
Owner will provide a list of authorized vendors.
Errands
Housekeeper may perform extra duties and run errands which require additional labor, travel time and reimburseable expenses at Owner's request.
Owner will reimburse Housekeeper for time and one way travel at the hourly rate of $25/hour + expenses with 1 hour minimum.
Travel time is billable from Housekeepers Place of Business (Point A) to the final destination (Point B) and not back from Point B to Point A. Mileage and Gas is not expensible or reimbursable in addition to travel time.
