I, hereby known as renter, agree to rent from, Carl Wormood, hereinafter known as owner, the Vacation Property located at 170 Tobias Street, Kernville, CA 93238
PAYMENTS
I accept Visa, MasterCard, Discover, and AMEX credit cards for making payments. I'm sorry, but I DO NOT accept payments by mail.
SECURITY DEPOSIT
Your security deposit is required to confirm your reservation. The security deposit is held during your stay and refunded within one week of your departure, less a non-refundable $65 cleaning fee. Security deposit refunds are made after determination that upon departure you have left the unit and contents in the same condition they were upon arrival, and there are no outstanding charges i.e. extraordinary cleaning services, repairs, etc. that are not considered normal wear and tear, at which time it will be returned to you, less any charges, within one week from departure. If determined that smoking or unauthorized pets were allowed inside the home, your entire security deposit will be forfeited.
RENTAL PAYMENT
Your rental payment must be paid in full no later than one week before your arrival date. Our website will automatically email daily payment reminders starting two weeks before your arrival date, until the rental charges are paid. Owners reserve the right to cancel your reservation if your rental payment has not been made one week prior to your arrival date, and if we have another guest interested in the same time slot. Your security deposit will be refunded in full if this occurs.
CANCELLATION & REFUNDS
31 days or MORE before your arrival date = Security deposit will be refunded less a $10 processing fee.
30 days or LESS before your arrival date = Forfeiture of entire security deposit, unless unit can be re-rented for an equivalent period or greater.
All requests for credit card refunds as a result of cancellation are subject to a 3% processing fee, or $10, whichever is greater.

Check-in time = 3:00 PM

Keys are located in a lock box located on the front door of the cabin. Your access code will be automatically emailed to you by our website after your final rental payment is made.

RULES & REGULATIONS
In order to preserve the integrity of the cottage, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to all the rules and regulations of the applicable Lake Isabella Community and surroundings. Its property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property.

Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
A. Occupancy exceeding the specific cottage's maximum capacity as stated on the rates page (including minor children), or as you stated and paid for on the reservation confirmation, without prior permission.
B. Use of tents, RV's, or any other outdoor sleeping accommodations on the property or the immediate vicinity without prior express permission from owner.
C. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
D. Causing damage to the premises rented or to any of the neighboring properties.
E. Any other acts which interferes with neighbors' right to quiet enjoyment of their property.
F. Unauthorized access and/or tampering of any storage facilities located on or within the premises. These facilities are NOT included in this agreement and are exclusively used by owner.
DEPARTURES
The property must be vacated by 11:00 AM on the date indicated in order to make it available for future guests. Unless otherwise extended with agreement from manager, the owner or manager shall have the right to take immediate possession of the unit at check-out time. When checking out:
1. Turn off all lights and fans.
2. Lock all doors and windows.
3. Turn heating/air conditioning thermostat off.
4. Set refrigerator to lowest setting.
5. Please return the keys to the lock box and scramble the combination.
TELEPHONE
Kern River Rentals does not provide telephone service. Please be sure to bring your mobile phones.
INTERNET
We happily provide complimentary internet service for our customers. The password is written on the house rules sheet inside each kitchen. Since web service at our location is only available via satellite link, it can be undependable at times. We do all we can to maintain service levels, but unfortunately we have to stop short of guaranteeing service.
KEYS
Replacement cost: $10 each
PETS
Dogs are permitted with prior permission from the owner. Cats are not allowed. Any pets found inside premises without prior permission, or any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the tenant's entire security deposit. Renter also agrees to accept responsibility for cleaning up all dog waste on property.
HOUSEKEEPING
Housekeeping service during an extended stay is available for an additional fee of $25 per hour. You must notify the manager when you would like the housekeeping completed. Housekeeping includes washing towels, linens, vacuuming, and making beds. It does not include personal items such as clothing. This housekeeping service is optional, and in addition to the normal departure cleaning fee.
CLEANING
The property will be inspected, sanitized and cleaned after your departure. The $65 cleaning fee you have paid with your deposit will provide for two hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit.
ADDITIONAL TERMS AND CONDITIONS
By entering into this rental agreement, you hereby authorize the owners of Kern River Vacation Rentals to assess charges to your credit card for theft, excessive cleaning, or damages beyond normal wear and tear. In the event that theft or damage occurs, or excessive cleaning is required, a detailed accounting and invoice will be sent to you.
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
